Building Better Communities One Project at a Time
What Sets Us Apart
With over 25 years of experience in the construction industry, our founder has a proven track record as a superintendent and project manager in commercial and multi-family construction. Having worked across a wide range of trades, with particular expertise in exterior building envelopes—including waterproofing, roofing, stucco, and structural repairs—he brings a depth of knowledge that allows projects to be managed effectively and proactively. Trusted by owners to deliver on time, within budget, and to the highest standards, he now focuses on serving HOA communities, where projects often involve unique challenges such as volunteer boards making critical decisions without construction backgrounds and residents living through repairs.
At Lighthouse HOA Consulting, we prioritize quality over quantity by limiting the number of projects we take on. This ensures personalized attention, frequent on-site presence, and clear communication with both boards and contractors—treating every project as if it were our own investment. Our extensive background overseeing multimillion-dollar commercial multi-family builds and complex HOA renovations equips us to navigate challenges, resolve issues quickly, and provide confidence, transparency, and peace of mind throughout the construction process.

Deep Construction Expertise Across All Trades
- 25+ years as a superintendent and project manager on commercial, multi-family, and HOA projects.
- First-hand experience managing structural, roofing, waterproofing, stucco, plumbing, concrete, and asphalt scopes — meaning you can spot problems and shortcuts that others might miss.

Specialization in HOA Projects
- 2+ years dedicated to HOA communities, understanding the unique challenges of volunteer boards, homeowner politics, and tight reserve budgets.
- Skilled at balancing quality, cost control, and resident impact — not just “getting the job done.”

Independent & Owner-Focused
- We don’t profit from change orders or contractor markups — our loyalty is solely to the HOA.
- We act as the owner’s advocate, ensuring every decision benefits the community long-term.

Limited Project Load for High-Touch Oversight
- We intentionally limit ourself to 2–3 projects at a time, so we can be on site regularly and keep a close eye on progress.
- This is rare — most CMs or managers juggle far more projects and can’t provide the same level of attention.

Proven Communication & Transparency
- We speak both “contractor” and “board member,” translating complex construction terms into clear, actionable updates for non-technical audiences.
- We provide photographic progress reports, clear schedules, and honest budget tracking.

Full Project Lifecycle Support
- From scope writing and bid vetting to punch lists and warranty close-out, we stay engaged from day one until every item is complete — ensuring nothing slips through the cracks.

My Story: How Lighthouse HOA Consulting Began
I’ve spent nearly three decades in construction, but the truth is, it all started when I was 20 years old swinging a hammer as a laborer. By the time I turned 21, I was framing and installing drywall. At 22, I had already stepped into the role of a “working superintendent”—scheduling subcontractors while still doing the hands-on work myself, from hanging doors to framing walls.
At 28, I became a full-time superintendent, running restaurants and office buildouts. Just a few years later, at 32, I was entrusted with larger and more complex projects—ground-up multifamily and multi-story buildings. For years, I thrived in the fast-paced, demanding world of commercial construction.
By the time I reached 40, I had transitioned into project management, running 4–6 major projects at a time. On paper, it was success—but by 45, I was feeling the weight of burnout. That’s when I stumbled onto something that changed my career: construction management for HOAs.
I quickly realized how rewarding it was to use the knowledge I had gained from over 25 years in construction to help boards and homeowners make sense of their projects. Instead of just building structures, I was now helping people protect their homes and investments. It gave me a sense of purpose I hadn’t felt in years.
Today, at 48, I can honestly say the only thing I would change is that I wish I had started doing this sooner. I know I can’t always deliver good news to a community—sometimes repairs are necessary, and they aren’t cheap—but I do everything I can to guide boards in the best direction possible, helping them stretch their budgets and avoid unnecessary costs.
That’s why I started Lighthouse HOA Consulting. Unlike many CM groups, we’re not here just to make money—we’re here to help. I believe there is a limit to how many projects one person can truly handle well. Too often in my career, I was tasked with juggling more than was reasonable, and I saw the quality suffer. I promised myself Lighthouse would be different. Whether I’m managing your project personally or mentoring someone on my team, you will never feel like “just another client.” We will always make time for you.
I’m not looking to build a million-dollar empire. I’m looking to earn a modest living while helping people keep their communities beautiful and safe for years to come. My background as a contractor gives me unique insight—not only into the challenges you face but also into the tricks of the trade that some contractors use to overcharge. I know what things really cost, and I know how they should be built. That knowledge protects your HOA from unnecessary expenses and mistakes.
At Lighthouse HOA Consulting, I can help you:
- Find and vet the right contractors for your project
- Create realistic budgets and long-term financial models (5–10 years out)
- Manage projects from start to finish
- Inspect roofing, siding, stucco, waterproofing, and more so you know what’s needed
- Avoid the headaches of loans and special assessments by planning ahead
My mission is simple: to shine a light on the path forward for HOAs, helping them make informed decisions, save money, and keep their communities strong.
